Custom Design is a unique and rewarding journey, with no two homes following the same path. It can take time, but with the high stakes involved, we make sure to get every detail just right. Since there can be unknowns along the way, our fees reflect the time and care required, staying in line with industry standards.

We’ll start by taking a deep dive into your vision and carefully analyzing your chosen site. The design process may go through several versions, with each step supported by detailed 3D images and visualizations. As the design evolves, we’ll guide you in making key selections and ensure that all local authority and Ecovillage guidelines are met. Working closely with our builder and engineer, we’ll make sure the designs is both practical and within your budget.

Because we are starting from first principles it is not always easy to say exactly how long the custom design process will take. We would suggest you budget 8 weeks for Sketch Design and Design development, 4 - 6 weeks for engineering and 4 - 6 weeks for pricing and contracts. On top of that, Approvals may also take 2 - 4 weeks. So approximately 6 months from Appointments is a realistic period to budget on before building can commence.

A custom build is generally more expensive than choosing one of our pre-designed collections, and here’s why. First, custom homes need to be designed form scratch, which adds professional fees for architects, engineers and energy assessors to the overall cost. We also miss out on supplier savings that come from repeated designs and bulk orders, which don’t apply to a one- off custom home. Additionally, because the process takes longer, there’s a chance that material prices may rise, which would need to be factored into the building contract.
